About us

We offer two kinds of service. As-Built drawings for residential. Using the latest technologies we provide a building survey service and can measure a building in one visit. This includes As-Built floor plans but elevations, section, reflected ceiling plan, and MEP are all possible in one site visit. After the As-built phase renovations and additions are accomplished through our design process.
This typically includes a schematic design phase where potential floor plans are presented and selected to finalize the layout of the design. The next phase includes the permit set, which we pride ourselves on our ability to complete with little to no comments from the county. While in permit we typically begin the construction set. This set dives a little deeper into the design and answers questions for the contractor to insure it is built as intended. During this phase we make selections of tile, countertops, cabinets, equipment and colors to finalize the aesthetic of the design.
The last phase includes site visits where I represent the client vs the general contractor and verify that the work is done as specified.
We can provide computer generated renderings for design selection to assist with façade design, building flow, kitchen and bathroom design, custom built in furniture and material selections.
We also provide new construction services. This process is similar to an addition but with more details in some aspects but no existing building to measure and structure to work with.

JAC Design

Classically trained as an architect I received my M.Arch and have worked in architecture since 2012. I have found great joy in designing civic and residential architecture. Prior to the 2008 financial collapse I worked in construction as a carpenter and as a electrician. I find budget and site are the biggest factors driving a design and enjoy working with clients to produce a custom design that is tailored to their wants and needs.

Fees

I typically work on projects above 500 sqft and between $100,000 and $800,000. For Architectural fees, Structural, Electrical and Mechanical engineering fees included in a basic service package may run 12-16%. It may run 4%-20%. This depends on amount of hours required to do the work.

The jurisdiction the address is under will have certain requirements others may not have. Some may require MEP consultants. Other may require things not covered in the basic package like geotechnical.

Level of detail may be low. Low detail projects include basic repeatable parts and require low levels of design. Medium level of detail may include custom designed kitchens, baths, built in furniture and finish carpentry details. High level of detail projects include advanced structural design. Modern, contemporary, and transitional architecture with flat roofs, inverse roofs, parabolic roofs, high amounts of glass. Really high end design that requires a lot of attention to detail, knowledge, and innovation.

Fees vary depending on level of detail and size of the project. Schematic design, permit set, field set, negotiation and bidding, and construction observation are all important mile stones. However, project size determines their necessity. Fees should be estimated by sqft, or percentage of construction cost and estimated hours worked.

You can do a rough estimate of construction fees as General 125-135 sqft, 175-200+ on kitchens , 75-225 for 2nd floors and Reno’s are about 75-105/sqft.

MEP 

I will provide an architectural MEP permit set and coordinate with consultants for any system design requirements. CFM from vent, furnace and duct sizes, etc to be determined by the appropriate consultant. For a single family home they generally do not require anything from an electrical consultant in Maryland, in DC and VA we would. For Plumbing we can get someone to do WSSC calculations.  Plumbing locations are generally shown on floor plan, but diagrams may be necessary. I will assist you with this process at an estimated fee on an hourly basis.

Example:
1. Mechanical. ($500) – Fixed Fee
i. Plans to include locations of fixtures such as air handler unit, heat pump, vents, and returns. Also bathroom and kitchen vent locations and sizes. – Not including consultant fees if necessary
2. Electrical ($600) – Fixed Fee
i. Plans to include locations of fixtures such lighting, switches, equipment, and electrical panel/meter. – Not including consultant fees if necessary
3. Construction Administration ($200) – Fixed Fee if necessary
i. Coordination with consultants for appropriate documents necessary for permit.

*** Structural and MEP consultants may be necessary for some contracts. Contact me for an estimate including their fees.
